Lumiec Suite Azabujuban

The residential/commercial mixed-use building stands on a highly visible corner lot coming from Roppongi Hills to Azabujuban. The two uses are identified as one being made of concrete and the other made of glass, each with its own entry devised from the site cliff. In a dense urban neighborhood, window size preferences often differ depending on the floor you live - lower floors need greater visual privacy while in higher floors, a desire for large windows predominates to maximize the view. The project attempts to provide a solution with the "Variable Aperture" concept, where the horizontal "ribbon windows" become gradually longer and taller in higher floors, culminating in a spectacular panoramic view at the top floor unit.

麻布十番商店街の地に、店舗＋賃貸住戸の複合ビルを計画した。2面接道の崖地を利用し、商店街から入る店舗と崖上から入るレジデンスとに動線を分け、それぞれ「ガラス」と「コンクリート」のボリュームとして視覚的にも二つの塊に分けている。密集した市街地で課題となるプライバシー確保のために、ここでは開口部の「絞り値（Aperture）」を周辺環境に応じて階ごとに変化させている。そして、その操作を「Variable Aperture」としてファサードのコンセプトとした。下層階では見合いを避けるため開口部は最小限に抑え、上階へいくほど眺望を優先して開口部が拡大し、最上階では圧倒的なパノラマビューとなる。鉄骨フレームから「外皮」のRC壁を分離することで長い横連窓が可能となり、ダイナミックな横連窓ファサードを実現した。
